Building Permits/Impact Fees Schedule

Emergency No-Cost Repair Permit

The Emergency Repair Permit is required to mitigate emergency situations.  Example:  Storm damage, fire, flood, or other circumstance that requires immediate action to prevent further damage to property.  The Emergency Permit is used ONLY to resolve an emergency.  After the emergency has been resolved a proper permit must be requested to complete permanent repairs.

The Emergency Permit can be obtained by calling the office at 256-825-2990 and selecting 5 from the menu.  If no one answers, leave a voice mail including:

  • Your name,
  • Property address,
  • Contact number, and
  • Nature of emergency.

Someone will get back to you.

Example of an Emergency Permit:  A tree falls on a house, causing roof damage.  The Emergency Permit would be used to remove the tree and secure the roof until such a time as a permanent repair could be made.

Penalties
All projects started before ARC approval or deviated from the original ARC approval shall be subject to a fine.  The ARC shall determine the amount of the fine. Determined by ARC

No Cost

Maintenance/Repair Permit

The no-cost repair permit is used for exterior maintenance/repairs like replacing storm-damaged roofing, repairing decayed/rotten wood, seawall repair, exterior painting, replacing broken glass, removing trees, and repairing minor storm damage.  The repair work must not exceed the scope of the original work; if it does, either a “Small Project or Medium Project Permit will be required.

The Architectural Committee considers one (1) year adequate time to complete a project.

  • The anticipated cost.

·       Small Landscaping Projects

Small Project Fee (For projects under $5,000) $50.00
Small Project Fee (For projects from $5,000 to $25,000) $250.00
Note: The Architectural Committee will evaluate projects not listed.

Penalties

All projects started before ARC approval or deviated from the original ARC approval shall be subject to a fine.  The Architectural Committee shall determine the amount of the fine. Determined by ARC

*Final Completion Deposit

No Security Deposit is required for this permit.

  • Seawalls

Heated and Cooled Additions

1,000 Square Feet and Over $650.00

Other Additions

Porch, Deck, Dock, Seawall, Swimming Pool, etc. $500.00

Other Fees

Impact Fee $100.00
Final Completion Deposit * $1,000.00
The total permit fee will be a combination of the applicable fees.
Note: The Architectural Committee will evaluate Additional Projects not listed.

*Final Completion Deposit

·       The deposit will be returned if the project is completed within one (1) year from the date on the permit or later if extended by the ARC.

·       All exterior architectural finishes must be completed, i.e., paved driveway, landscaping, and

·       After the ARC issues a final Completion Certificate.

2,001 – 2,999 Square Feet $2,500.00
3,000 Square Feet and over $5,000.00
Boat Dock/Slip/Seawall $500.00
Final Completion Deposit* $5,000.00
