From the Board:
Traffic Report –Gate 49 = 21,749 and Gate 34 = 15,566 for July total of 37,315.  The running total for the year through July is 212,125.  
Collections Update
· SWRA received $8,700 in past due association fees from a mortgage company on six properties that were owned by one person. The mortgage company that took the property over under foreclosure will complete construction on the house on the corner of Stagecoach and Aberdeen.
· Two more lots have been received in the Deed for Debt Program in lieu of fees. All lots received under the Deed for Debt program are evaluated, researched and listed for sale. 
SWRA Centre Repair –Penny Alexander reported that the majority of phase I has been completed. Additional chain toppers for the interior staircase railing are in which were necessary to raise the height of the railing in order to meet current building code. The move of offices was completed on August 16th with the help of board members. Travis and Susan are continuing to unpack and organize. Phase II has started and the plan is to be able to move Susan back to her office in 4-6 weeks. The painter will touch up again after the final move. 
We are very fortunate that resident Landscape Architect Kathy Hutson has volunteered to design the landscape plans. She and Landscape Committee Chairman, Debbie Nigh, met with Hagan Wagoner of ProgreCiv Group to discuss drainage and grading and with Jessica Wright of Visions Landscape concerning the plants/bushes. Estimates are being gathered and Debbie and Kathy are going to a couple of wholesale nurseries to choose the plants in order to get the best prices and they will oversee the installation. 
Phase II is underway with electrical/framing and sheetrock work progressing rapidly. Penny and Debbie Nigh have completed wallpaper removal. Penny, Micki Joell and Kenny McBride are working on the design of the front railing from the parking lot to the building. The remainder of the attic insulation will be completed soon. 
ARC – Building Permit - The ARC approved and recommended to the Board a paragraph to be added to the ARC building permit as follows: 
The SWRA Architectural Review Committee (ARC) encourages all new homes built to include a garage. Both the 1971 and 1987 Covenants state “Carports and garages shall not open in such a manner that they face the street.” In cases where carports are built in new construction or remodeling project and is in view of adjacent neighbors, whether next to or behind the proposed carport, the view of the carport will be blocked through screening,     landscaping, architecturally, and/or any other method the ARC deems appropriate.   
The Board unanimously passed a motion to accept the recommendation from the ARC.
